I was a reluctant home buyer with very little understanding of ever‐evolving Palo Alto market and felt limited by the fact that I was selling at the same time.

From the moment I met Juliana until everything settled & closed escrow, Juliana has been a great resource for me. She walked me through the process, detailed which steps I should take next & and introduced me to whom I believe are a great list of key contacts throughout the whole process (ex. home inspector, loan agent, interior decorator, etc.) that helped to facilitate with everything we needed.

She was & is very responsive and I was always able to contact her via email, phone or text message & receive prompt responses. I was always up to date on where I was in the purchasing/selling process & offered informative suggestions to many of my questions (i.e. is it worth submitting a preemptive offer or tailoring price to attract potential buyers). Juliana was also promptly on time, very personable, professional & easy to work with.

As a side note, from beginning to end, nearly the whole document approval process for both transactions was done electronically. All document signage & approvals were largely done without having to schedule numerous meeting times. Since I have limited off time at work, it was great working with someone comfortable & efficient with technology.

We met Juliana and her team at an open house in 2012. We left our contact information as usual – we didn’t expect much since we were not ready to buy a house at that time. Surprisingly, I got a call from her on the same day. She invited me to see her bidding for another one of her clients. I was not totally sure what I saw until I put my first bid on a house through a friend’s agent in 2013. I lost the bid by about 100k, even though the home was still in my budget. I then realized that it takes more than just writing an offer to get the house you want to live in within the Bay Area – especially in Palo Alto. I met Juliana 20 years ago through my former employer who bought & sold homes with Juliana. She stood out with how well she listened to me, her knowledge & how she gave advice – even while letting me make my own decisions. I vowed to myself to stay with her until I succeeded buying a home.

When I wanted to purchase a home in Palo Alto, I was a student who had just graduated from Stanford University. Juliana encouraged me to go forward & we found a neighborhood with a cul‐ de‐sac lot that I love because it was peaceful & not visited by strangers. With no real estate experience, I was very cautious about my purchase. I spent extra time to go around the neighborhood & tried to validate every fact she presented to me. In the end, I realized I spent time & energy researching & only discovered what she had already been telling me.

We made a total of 13 offers before I was successful in having my offer accepted. One & a half months before I was successful, she urged me to increase my offer price to buy a home that I liked which had an 8,000 sf lot. Even though I could stretch my budget, I didn’t want to offer the price she recommended because I was afraid of paying more than I had to. It was the biggest regret I have in my life because I later purchased my current home with the same price she suggested for the one I wanted, but the home I got had only a 6,000 sf lot. It was a costly lesson that I had to learn.

I’d like to say, if you’re working with Juliana, please do NOT hesitate to take her suggestions & advice when it comes to making an offer. With the experience Juliana has, she will accurately tell you what it will cost & take to buy the home you want. You will not want to regret your choice for the rest of your life, so I advise that you listen to her.
