Do Schools Affect House Prices?

  • Yes. House prices are significantly higher in areas with higher ranked schools.
  • School ratings have had little impact on the appreciation RATE of house prices.

House prices are simultaneously affected by many things. It is very difficult to separate out the impact of schools vs. other factors but home buyers frequently say they will pay more for an equivalent home if it is in the attendance boundaries of better schools. Comparisons can also be made between adjacent cities that have different school rankings.

Cupertino vs. San Jose

Cupertino schools are generally ranked better than San Jose schools and the cities share a boundary.

There are two things to note: 1) Cupertino house prices are significantly higher than San Jose prices, 2) Although lower, San Jose prices appreciate by essentially the same percentage as Cupertino prices.

Palo Alto vs. Union City

The Palo Alto Unified School District is highly ranked for all of its schools. Union City is just across the Dumbarton Bridge and has significantly lower house prices and school rankings.

In 2008, Facebook provided liquidity for employee stock options. This, at least in timing, corresponds to Palo Alto house prices recovering from the 2008 downturn earlier than any other Silicon Valley city. From 2012 through 2015 prices in the two cities ran nearlly parallel. Palo Alto then had slower appreciation than other Silicon Valley cities. From 2021 on, prices in the two cities again ran nearlly parallel.
