“Our home sold with a very satisfying price!”

In the last fourteen years, we have used Juliana’s service 5 times. As always, her efficiency & smoothness of handling transactions impressed me a great deal.

I recently owned a home in Palo Alto, but my wife & I wanted to move to a place that would be closer to our children’s schools. Of course, Juliana was the only agent that came to mind when we decided to make this change. In order for us to purchase a home in a different location, we had to sell our home in Palo Alto. This put us into a tremendously stressful situation, because, with our busy lives, we didn’t want to spend too much time packing and moving.

Due to Juliana’s reassurance that there would be no issues & with the understanding that we wouldn’t have to move more than once, we began the buying & selling process. Juliana’s team member, Sophia, found a home for us that we absolutely fell in love with the next day. Although we competed with a few strong offers, we were able to purchase our new home within a week! In the meantime, Juliana helped to prepare & sell our Palo Alto home during Christmas time. Even better, our home sold with a very satisfying price!!

I still can’t believe that the whole process took less than a month to accomplish. I would be happy to refer Juliana to anyone who wants to buy or sell a home. I went to Juliana's real estate seminar a few years ago, which was very informative and helped me understand the market better. Lately, after spending a few months in the market without much result, I decided to reach out to Juliana.

We had a great experience of working with Juliana and her team to successfully purchase our house in Palo Alto.

Because of my profession I know every single aspects of the financing aspect when purchasing a house. We have bought two houses, without assistance of an agent, previously, therefore, we had very solid understanding and clear picture of “the house” that fits our budget (as this is very important when you buy a house), our needs, and our likes and dislikes. For a couple like us, the priority of selecting an agent is “what value that he/she will bring to us” and how we validate “people say I am great”. Before I narrow down a few agents I have had done intensive reading of Yelps and inquires of friends. When I read reviews I focus less on the excellent or pleasant part but more on the unpleasant and the complain part. Juliana’s name came up as one of the top agents who specialized in Palo Alto area ( I know she also specializes other areas but this is the only area that we are looking into). Juliana had mixed reviews though majority of them are very good ones. When I weigh all the great and not so great ones together we decided to have a conversation with Juliana, which is the beginning of our experience.

It is an interesting start as Juliana was a few minutes late. We had very high expectations for people to be on time for meetings, therefore, we left after 10 minutes waiting. Juliana probably came in after 11 minutes as I received the phone call from her after we just made the turn to another street from her office. I told her the reason we left and why. She explained to me that she had a surprise visit from the grandchild, which is a good surprise on weekends when you do not have other appointments. I agreed to come back and talk to her after I heard the above reason, which I am so pleased that we did come back.

The discussions went on really well as we know what we needed and she filled us in with the right answers based on her 30+ years track experiences in this area, insightfulness, and directness. I like to work with professional who act in the clients’ shoes. I also understand the facts that not all information is so pleasant as we all have different constraints when buying a house. Used to be an auditor I like to validate what other people tell me rather than taking what I am told. Juliana did an excellent job of answering our questions and narrow down the target. She also provided lots of suggestions related to financing aspects, which were all in line with my expectations (I said I know every financing aspects earlier). When walking out of her office we were impressed but still not fully decided to engage Juliana being our agent. We know it is a team that leads by an insightful, informative, and driving leader, which Juliana appears to be, and that can deliver the results by working on other aspects, i.e. educating us about the area ( I know Juliana would not have time to show us the houses), being available when we need her/him, and informative. Also do not forget another important aspects: financing: who Juliana would team up with the loan agents to ensure a smooth closing and maximize the loan amount.

At the end of the first meeting Juliana said Sophia will be working with you and I am sure you will like her. Really? I was skeptical as I am not easily convinced, thanks to my previous profession. I went on visiting the first house that we saw on the market during my lunch break with 2 hours in advance request. Sophia then met me 2 hours later in front of the house when I got there. We walked in and toured the house. She told me what she liked and disliked about the house and the neighborhood. She said you could change the layout/floor plan of the house but you cannot change the location and the neighborhood, which I totally totally agreed with. What I found more impressive is the next day Sophia sent me an excel file which include all the houses currently on the market, price, location, estimated fair market value, great/not so great aspects about each single house. To be completely sold I still need to verify the financing aspects. Cindy called me at a late evening and went over our financial facts. As much as we know about financing we still found 3 important aspects that we did not think available. By then we know this is THE TEAM that we would work with.

It turned out we made a great choice. After three weeks from our initial meeting with Juliana, we offered for a house and fortunately the offer was accepted. The whole progress of making an offer, stretching and convincing yourself exercise, developing good strategies are something interesting that you would not really appreciate unless you experience by yourself. However, with this great team, we know we are in good hands. Juliana and Sophia were always with us and held our hands (I thought we were very strong and no hand-holding needs). It was quite an experience. Is it pleasant? Yes as we worked with a team with A+++ players. Is it painful? Of course as it is the single largest investment in our life and the area is NOT cheap. Is it a happy ending? Yes, no brainer. Could we buy a house with other agents? Maybe but probably with some hiccups, ups and downs, and a little frustration. Oh, one more thing – the fair market value that Juliana has estimated is proved to be very close. Of all the great things I had to say about her team, this will be the number one thing a buyer would care after all it is our wallet that we will need to watch!

The end result is great. And I also want to say the journey is a reward too.
