I am a first time home buyer. Before Juliana, I was actually using another buyer agent referred by a friend, who was willing to give me a high commission rebate. We bidded on a few houses but this is the bay area and the market is so hot, none of our offers got accepted. We even had no idea what the winning offer is like. I felt we are blind and it's a waste of time, though that agent is a nice guy, I decided to move on with him and switch to a buyer agent who has more network connections in the market.

I came to know Juliana's team from an open house, after a few minutes talk I felt it's a professional team, then I did my homework and found out they are really a leading team in the area. I decided to hire her as my new buyer agent immediately and 1 week later I bought a house! There are a few good things I saw from Juliana's team:
1. They are a giant agent in the area which means they have more acurate market information like the prices of those pending houses. In the bay area, 1 month may be a long time, knowing the market trend before other buyers even for a few weeks to me is a big deal. It means more accurate expectation and that can result in a winning or losing offer.
2. They pay a lot of attention to the details, like they asked me to provide a family photo and wrote self introduction to the buyer etc. Honest speaking, I am not sure how much this helped me. But I know a lot of details sum up to something, and that is something distinguished them from other agents.
3. They are very responsible. During the transaction, the MLS has made a mistake on my house's record history, which made it looks like not that "clean". This is not a big deal to most of the buyers, maybe I am the only person who cares about that. I told Juliana my concern about it with regarding to the resale value of the house, Juliana said it's not an issue but she would like to help me. Then she and her team hunted the MLS to death and finally they have it corrected. They even helped me to get it corrected at other website like Redfin.

When my wife & I decided to upgrade to a single family home in Palo Alto, we realized that we needed help from a pro. Not any pro, but a pro champion.

Most agents would suggest selling one’s current properties first, renting a temporary place & then waiting for the chances of buying something to appear.
