We found Juliana purely through her extremely high online recommendations. She & her team did not disappoint & were exceptional in their responsiveness, knowledge, experience & execution in closing a home for us.

Initially, I didn't believe her on the premium over‐asking prices a successful bid often required in the Palo Alto market. I even thought maybe she helped to "bid them up." BUT, after a bid with another agent, I soon realized Juliana was right all along on the behavior of the market. When it came to the house we ultimately bought, Juliana knew my preferences & soon zoomed in on an under‐appreciated house & helped get the house for me within two days. She was also very helpful to convince the seller of the strengths of my bid given that I was: 1. a foreign buyer; 2. I required a longer close due to my foreign status; & 3. I needed a longer timeframe to close for my loan.

For the Chinese buyers, Juliana & her team are also equipped with Mandarin speakers & were very sensitive & accommodating to foreign time zones. When compared to another very, very good agent I had used in my other failed bid, Juliana stood out clearly for all the reasons mentioned above. It is because of Juliana and her team we learned early on that land is not useful for rebuilding purposes since the buildings on the land are historic ones. Through Juliana & her team’s insight & diligence, we saved money instead of wasting it on a land purchase that would have been useless to us.

Juliana also has a strong supporting team. Her staff reviewed houses before showing us & worked extremely hard to meet our aggressive schedule of offers.
