The Ventura neighborhood has smaller lots than the city wide average. Local builders make greater profits on larger houses which require larger lots. As a result, fewer new homes have been built in the Ventura neighborhood. However the neighborhood is within walking distance of the California Ave business district, shops along El Camino Real, and is not far from Stanford University. Looking towards the future, this neighborhood may go through more changes than any other neighborhood in Palo Alto because of the significant number of smaller older homes.
