Our local Multiple Listing Service for historical reasons defines South Palo Alto as a large area which includes what would probably be better considered to be separate neighborhoods. Interstate 101 as it passes "South" through Palo Alto is actually heading south-east. Not too surprising "South Palo Alto" includes neighborhoods which are on the eastern side of Palo Alto. Although many real estate search engines have broken "South Palo Alto" into multiple neighborhoods, there is no guarantee that they use the same boundaries. Often these search engines will show the "Midtown" neighborhood extending into what our MLS considers "South Palo Alto".
Most homes in South Palo Alto have average sized lots. Many of the original homes were less expensive tract homes built in the 40's and 50's. These two factors have made the area a very desirable area for building an individual brand new home for many years. Some areas are still dominated by the 1950 'modern' Eichler style homes. If you plan on knocking down the existing home and building a very different style home your neighbors may not be happy with your desires.
