One of my favorite Warren Buffett quotes is:
“Be fearful when others are greedy and greedy when others are fearful.”
Two recent Wall Street Journal articles describe a slowing housing market, with weaker demand, more inventory, and builders offering discounts.
Bad news for builders could mean good opportunities for buyers.
A Real Investment Opportunity in Las Vegas
An investor owns a rental property in Las Vegas built in 1985. With the tenants moving out, it may be a good time to trade up.
● Sell the 41-year-old rental home: $395,000
● Buy a brand-new five-bedroom home: $470,000
● Potential discount: About 10% below estimated market value
● Price difference: Just $75,000
Instead of continuing to maintain an aging property, the investor could purchase a newer home with stronger long-term appeal.
A properly structured 1031 exchange may allow the investor to defer capital gains taxes while upgrading. Rental income, expenses, property values, and tax requirements should be reviewed with qualified professionals.
What We can learn from:
When the market slows, builders may be more willing to negotiate. Buffett’s advice reminds us that opportunity often appears when others hesitate.
After more than 40 years in real estate, I’ve learned that successful investing isn’t just about timing the market. It’s about recognizing value when it appears.
