Our plot of sales price vs. list price is a useful tool to spot changes in the Silicon Valley real estate market.
Notice how the upper half of the graph below changes from red to green in 2012 marking the end of the economic downturn. At the end of 2020 the green bar extending upwards to about 67% indicates strong demand to buy houses.
The top half of the plot shows how many of the homes in Santa Clara County sold either over or under list price. For example if there were 100 homes sold in the area and 65 of them sold over list price the graph would show a green bar reaching up to 65%.
The bottom half of the plot shows how much higher(or lower) the average sales price was compared to the average list price. For example if the average sales price was 5% over the average list price, the plot would show a red bar extending up to 5%.
