The <a href=\"http:\/\/www.fanniemae.com\/portal\/media\/financial-news\/2016\/economic-housing-outlook-122016-6495.html\">Dec 20 Fannie Mae news release<\/a> perhaps summarizes expectations: &#8220;Sentiment measures have improved to multi-year highs heading into next year, but 2017 is expected to deliver another year of pedestrian growth&#8221; and &#8220;signs of cautious consumers this quarter, &#8230;, and heightened uncertainty in the political sphere suggest conservatism in our outlook&#8221;. Of course Fannie Mae is looking at nationwide real estate trends. Silicon Valley real estate trends often deviate from nationwide trends.<\/p>\n<p style=\"text-align: left\"><a href=\"\/santa-clara-county\/santa-clara-county-statistics.htm#houses-over-list\"><img decoding=\"async\" title=\"Santa Clara Home Price Expectations Moved Closer Together in 2016\" src=\"\/santa-clara-county\/q-santa-clara-county-over.png\" \/><\/a><br \/>\nAlthough sales prices still average higher than list prices, the two moved much closer together in 2016.<\/p>\n<p style=\"text-align: left\">Since not all Dec 2016 sales have closed, comparing Nov 2016 to Nov 2015 shows significantly fewer sales.<br \/>\n<a href=\"\/santa-clara-county\/santa-clara-county-statistics.htm#houses-over-list\"><img decoding=\"async\" title=\"Fewer Silicon Valley Homes For Sale Ahead?\" src=\"\/santa-clara-county\/m-santa-clara-county-nos-prices.png\" \/><\/a><\/p>\n<p style=\"text-align: left\">Until the new U.S. political powers show significant changes in policies, I believe we are likely to see flat home prices after the first quarter of 2017 and a near record low number of sales.
