The initial suggested listing price will be an opinion, but you should get an opinion with numbers backing it up. You need more information than just comparable sales prices.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Will A Low Listing Price Reduce My Sales Price?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It is important to understand that the listing price positions your property to attract the maximum number of good buyers. There is no absolute rule for setting a listing price. It depends upon your specific property, your price range, the condition of your property, and the recent real estate market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Examining the local sales price history can provide more guidance, if it goes beyond simply looking at recent &#8220;comparable sales&#8221;.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/julianalee.com\/images\/silicon-valley-condo-compare-list.jpg?ssl=1\" alt=\"Silicon Valley condo prices when list price is high vs. low\n\"\/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">A particularly good history to look at is Silicon Valley condo prices.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Prior to 2007, a low list price vs. a high list price made no significant difference in recorded sales.<\/li>\n\n\n\n<li>In 2007, a low list price could bump up your sale price from about $425 sq.ft. to $490 sq.ft.<\/li>\n\n\n\n<li>From 2009 through 2011, a low list price could reduce your sale price from about $300 sq.ft. to about $250 sq.ft.<\/li>\n\n\n\n<li>In 2012, a low list price still reduced your sale price, but the reduction was reduced.<\/li>\n\n\n\n<li>From 2013 through 2017, results flipped with a low list price leading to a slightly higher sales price.<\/li>\n\n\n\n<li>In 2018, the gap increased, reaching roughly $750 sq.ft. vs $630 sq.ft.<\/li>\n\n\n\n<li>The extreme gap in 2018 foretold a flattening of price growth.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><br>Put knowledge to work for you.
