Looking at the 4 largest residential new home builders, for homes built in 2020:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>Builder<\/td><td>SF<\/td><td>Townhouse<\/td><td>Condo<\/td><td>Total<\/td><\/tr><tr><td>Toll Brothers Inc.<\/td><td>29<\/td><td>43<\/td><td>230<\/td><td>302<\/td><\/tr><tr><td>SummerHill Homes<\/td><td>27<\/td><td>247<\/td><td><\/td><td>274<\/td><\/tr><tr><td>D.R. Horton Inc.<\/td><td>47<\/td><td>26<\/td><td><\/td><td>73<\/td><\/tr><tr><td>Robson Homes LLC<\/td><td>45<\/td><td><\/td><td><\/td><td>45<\/td><\/tr><tr><td>total<\/td><td>148<\/td><td>316<\/td><td>230<\/td><td>694<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>Perhaps if there is a surprise it would be that there were nearly 40% more townhouses built than condos. However, if you consider that most home buyers want 3+ bedrooms then it is consistent with the long term reality that land is expensive, maximize living space to land area, but build the living space that is wanted.<\/p>\n\n\n\n<p>Until cities zone to allow taller buildings, townhouses are likely to continue being the most common home built. Also with the 4 largest builders only building 694 homes, new homes are not going to catch up with demand.<\/p>\n\n\n\n<p>What about <a href=\"\/reinfo\/sb-9-california-home-act.htm\">SB 9<\/a> which allows homeowners to subdivide and build duplexes? <a href=\"\/reinfo\/sb-9-california-home-act.htm\">SB 9<\/a> doesn&#8217;t completely invalidate local zoning. It appears to provide a path around arbitrary building denials made by architectural review boards and planning departments.<\/p>\n\n\n\n<p>With so few paths visible for new homes <a href=\"\/trends.htm\">Silicon Valley real estate trends<\/a> are likely to continue showing home prices climbing faster than incomes.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>With growing pressure on Silicon Valley cities to allow more high density housing it is not a surprise that more new condos were built in Silicon Valley than single family houses.
