Senate Bill 330, which took effect in 2020, prevents developers from reducing the number of housing units, reducing the number of rent-controlled units, and requires more tenant relocation assistance.
On Dec 10, 2020, SummerHill Homes recorded its purchase of a rent-controlled apartment complex, the Meadowood Apartments. Before closing the purchase, SummerHill obtained approval to demolish the two-story complex and build 115 row houses. The apartment complex had 116 units. The restrictions imposed by SB330 are likely to prevent future redevelopment of apartment complexes in Mountain View for some time.
The proposed design has 20 buildings with 115 three and four bedroom row houses. The homes range in size from 2,014 to 2,446 square feet. Construction is expected to start this summer and take 18 to 24 months. Marketing will probably start in late 2021. Summerhill has three other active developments in Mountain View with half of the homes in those projects sold out.
The 5.44 acre Meadowood Apartment complex was purchased for $81 million or about $698,275 per unit. It is located at 1555 W Middlefield Road.
