Affordable Housing In San Jose

New projects claiming to address affordable housing generally provide many studio units, many 1-bedroom units, and a few 2-bedroom units. 188 W St James St has finally begun selling its condos. The development has 337 units in its eastern tower and 303 unsold units in its western tower. The studios are priced at around $425,000. The one-bedroom units are priced at about $500,000. The two-bedroom units are priced at about $900,000. Interestingly, they have two and three-bedroom penthouses starting at $1,880,000. Unfortunately, no information is available about how many of each unit size are available.

188 W Saint James St, San Jose condos

This development was originally started by a China based develper, Z&L Properties. When the Chinese real estate market crashed, the developer failed to complete the project. FPP MB, an affiliate of Z&L, had sold about 100 units in the western tower but halted sales in July 2023. An affiliate of Machine Investment took ownership through a foreclosure, which valued the property at $181.9M in 2025.

Old information about the sizes of the units is: studios are about 652 sf, one-bedroom units are 742-852 sf, and the 2-bedroom units (actually listed as 1 bedroom + den) are about 1,048sf

Current condo sales prices ( https://julianalee.com/san-jose/san-jose-statistics.htm#condos-sq-ft-price ) are about $650 sf. Thus, comparable units would be roughly: studios $425K, one-bedroom $482K-$554K, and two-bedroom about $681K; however, the floor plans of new units could be different from the old information.

It will be interesting to see how successful the sales are for each unit style. The development appears to match the state’s push for affordable housing and is located in a good location.
